Helpful Checklist below
- If applicable, get permission to let from your mortgage lender and/or lessor
- Instruct Heritage Homes by returning our signed terms of business
- Photo ID (passport or driver’s license) for each owner
- Proof of address (utility bill or bank statement) for each owner
- Proof of ownership (mortgage statement or land registry document)
- Prepare the property for when we visit to take pictures
- Decide on which items and/or appliances you wish to leave at the property
- (Required before your property is let unless otherwise stated)
- Buildings and contents insurance providers are notified that the property is to be
let
- A valid Energy Performance Certificate is in place or ordered before advertising
commences
- Landlord gas safety certificate (if applicable)
- Smoke alarms are fitted on each floor
- Carbon monoxide alarms are fitted on each floor
- All appliances to be left in the property are in working order
- Appliance instruction manuals are supplied (manuals can be found online in most
cases)
- All soft furnishings left in the property comply with fire and furnishings
regulations
- If living abroad, obtained approval from HMRC to receive full rental income without
deductions
- Please supply Heritage with at least three full sets of keys (If managed)
- Periodic Electrical Installation Certificate
- PAT test on portable appliances left at the property
- Legionella assessment

Let Only Service: 90% of the months rent + VAT
A Let only Service is ideal for experience landlords with facilities in place to manage the property, or anybody that has time to look after the property themselves. This service includes:
- Tenant referencing including credit check
- Create a Tenancy agreement
- Basic Inventory
- Handover of keys to tenant(s)
- Notify utility companies of new tenant
- Collection and processing of initial monies (e.g. deposit and first month’s
rent)
Fully Managed Service: £500 + VAT Upfront+ Full Management Charge 10% + VAT Monthly

A managed service is perfect for anybody who is short on time, or perhaps lives out of the area. Heritage Homes will take on the headache of ensuring everything is as it should be. This service includes:
- Deposit protection with DPS
- Rent collection

- Serve relevant notices on landlords’ behalf when required
